How is the Course Structured?

We've divided the content into four thematic sections, labelled Parts 1 through 4, with content as described below. You can enroll here in Part 1 for $89, then progress to the subsequent material as you choose.

If you complete all four sections, you'll receive a certificate that you can add to your online credentials and social media platforms.

Part 1: You'll learn about four basic returns; about investing in the income stream; the fundamentals of property analysis; financial terminology used in real estate investing; the classic APOD form; Net Operating Income with its particular meaning in real estate; income capitalization; pro forma analysis; and phantom income.


Part 2: We'll go deeper into Time Value of Money and Discounted Cash Flow Analysis -- topics you should be familiar with no matter what you're investing in! We'll go into financing calculations, particularly those that are relevant to investment property. We'll take an in-depth look at measures of financial return, including cash-on-cash, ROE, NPV, Profitability Index, equity multiple, and Internal Rate of Return.


Part 3: This section gives you the opportunity to try your hand evaluating a variety of realistic investment opportunity cases. What are the potential benefits and pitfalls of each situation? How much would you pay for each property, and why? Professor Frank G will walk you through each case and show you how to think like a buyer, a seller, a lender and a partner. This is powerful, actionable content.


Part 4: This section is broken into two key topics. First is "Development / Rehab / Fix & Flip." Your clients may be looking at properties to buy not for long-term hold or personal use, but for an opportunity to develop them or turn them around. These properties could be houses or small professional offices, or even land for housing. The second topic concerns value-add opportunities. We'll look at some examples of creating value -- for example with apartment renovations. How do we decide if the cost justifies the benefit?
